What does an Apartment Manager (AM) do?

The Apartment Manager (AM) is an integral paraprofessional member of the department of Housing and Residence Life at Central Washington University who lives and works in the on-campus apartment complexes. Apartment Managers, Resident Assistants, and Housing and Residence Life professional staff members work together to facilitate a healthy, safe, and thriving environment where students can be involved and develop their interpersonal, academic, and leadership potential.

The AM position is a substantial time commitment. Adequate time management skills are required for optimal academic and co-curricular participation. Flexibility towards outside time commitments will be necessary. AM's time commitments include:

Participating in required training during the following times:

  • Fall training (typically beginning three weeks prior to the Sunday of Wildcat Welcome Week)
  • Winter training (typically two days prior to the start of the winter quarter)
  • Required on-going staff development (scheduled throughout the year)
  • Monthly all staff meetings (held the first Friday of each month from 3:00 – 5:00 PM)

Regular time commitments:

  • Work 20 hours a week, on average, in the position. Note that this may change during peak and low periods of the year.
  • Assist the Apartment Complex Coordinator (ACC) with openings and closings, i.e., AMs are expected to be on campus after select apartment complexes close for breaks and prior to complexes openings.
  • Spend quality time with residents. Be in touch with students in the community. Maintain accessibility and visibility within the community by visiting residents, spending time in your unit and common areas, attending community activities, etc.
  • Serve as part of a duty rotation that covers duty from 7 p.m. to 8 a.m. on weekdays and 24 hours on weekends
  • Assist with department processes, i.e., Priority Room Selection, Audit Rosters, and RA selection.
  • Participate in ongoing evaluation of the apartment manager program, residential life procedures, and personal job performance.
  • Must not be student teaching, have a full-time internship, pre-autumn teaching, participating in a theatre production, or on a varsity sports team. Such programs cause a significant impact on student availability and capacity to meet requirements of the position.
  • The AM position appointment must be considered the student’s primary out-of-class activity. The AM must understand that there may be times when it is necessary to put aside other commitments/involvement because of AM responsibilities.

Due to the 24-hour per day nature of the AM position, each staff member is encouraged to set aside time to renew themselves. Typically, AMs remain on campus throughout the quarter. Should time away from campus be desired, the specific request should be coordinated with the Apartment Complex Coordinator (ACC) in advance to ensure continuous support for the residents and fairness within the staff.

Job Expectations


As a residence life staff member, the AM assumes a number of roles that facilitate a healthy quality of life in the apartments. With primary responsibility as a resource for the residents in their community, the AM position includes the following roles:
  • Community Development

    • Introduce and orient students to the apartment community and its services, facilities, staff, and functions.
    • Foster an environment that embraces diversity and celebrates differences within the community.
    • Communicate the importance of observing policies and procedures as expressed in the Student Handbook.

  • Student Learning Initiatives

    • Encourage a positive community living environment supportive of academic achievement.
    • Facilitate student learning in the residence halls by implementing and reporting initiatives as outlined in the Residential Curriculum for the community. Residential Curriculum initiatives include the following:
    • Cat Connections – 2-3 per quarter (one on one purposeful interactions with each member of the community)
    • Self-Guided Learning Initiatives such as bulletin boards and newsletters
    • Floor Experiences such as team builders, floor meetings, roommate agreements, events
    • Apartment complex Social Events and Programs
    • Living Learning Community Initiatives
    • Understand the purpose of the residential curriculum and its connection to student success
    • Read and implement lesson plans with a high ethic of care for students
    • Use creative methods to make residential curriculum strategy facilitation appealing and relevant to residents
    • Complete the required assessment at the conclusion of Roompact event form
    • In collaboration with the ACC, assess the needs and interests of residents and plan 1-2 social events per quarter.
    • Encourage participation in programming opportunities offered by other offices and departments on campus.

  • Peer Advisor & Resource

    • Provide information to students concerning university resources, functions, and policies.
    • Build a rapport with residents to help facilitate open lines of communication for questions, problems, and concerns.
    • Ensure staff availability/visibility for the community, to provide a safety net, and to meet other student needs.
    • Maintain open and professional communication (verbal, written, and electronic) with supervisor, peers, other university officials, and residents. Check email, office voicemail daily, then respond within 1 business day.
    • Follow given directions to ensure proper procedure is followed.
    • Express a positive attitude about the position, the Residence Life Office, the department of Housing and Residence Life, and Central Washington University.
    • Serve as a positive presence in the apartment community.

  • Role Model

    • Adopt an attitude of continuous improvement and seek to create positive change.
    • Model behaviors consistent with the Housing and Residence Life mission, vision, and values.
    • Address and report any violations of university policy that are witnessed, including through social media, and remain consistent when dealing with policy violations, regardless of the audience.
    • Treat confidential information with sensitivity and integrity by following FERPA.
    • Refrain from posting information gathered from or related to the AM position to social media sites.
    • Encourage residents to exercise responsibility by addressing disruptive behavior and mediating conflict within the community.
    • Demonstrate awareness of and follow Chapter 42.52 Revised Code of Washington- Ethics in Public Service by modeling the CWU Wildcat Way.
    • Abide by all policies and procedures including all federal, state and local laws, Student Code of Conduct, Apartment Policies and Expectations, Housing and Residence Life policies, and supervisor expectations.
    • Prior to speaking to the media, the AM will request written permission from their ACC. Must be approved by Executive Director of Housing and Residence Life.
    • Maintain professional relationships with supervisor, peers, university officials, and residents.
    • Set and differentiate between the roles of a friend versus that of an AM while ensuring conflicts of interests. CWUP 2-4-70.

  • Administrative Work

    • Participate in data collection and survey response in accordance with departmental needs.
    • Utilize Guardian, and The Housing Director as necessary to complete administrative tasks.
    • Assist the ACC with tasks related to effective complex management (i.e., roommate agreements, audit rosters, key distribution, lockouts, room condition reports, and other items) assigned by the Apartment Complex Coordinator.
    • Maintain apartment complex security by walking the complex weekly.
    • Submit online Maintenance Requests whenever maintenance is necessary.
    • Assist with emergency evacuation drills once per quarter.
    • Review room safety inspection guidelines with residents and complete room safety inspections during check-in and check-out periods.
    • Submit all completed reports on time.

Qualifications

Minimum Requirements

  • Live on campus in a designated student staff room, as assigned by Housing and Residence Life. (If a student staff member resigns or is terminated, individuals will be required to move out of the designated space and into alternative housing, within 48 hours. Alternative housing will not be in the same area as the previous assignment of the staff member).
  • Enrolled as a full-time student at time of application, at time of hire, and duration of hire with a minimum of 12 undergraduate credits OR 8 graduate credits.
  • Must be in good conduct standing at time of application, at time of hire, and duration of hire. Student conduct records will be reviewed by the hiring authority.
  • Must be in good academic standing at time of application, at time of hire, and duration of hire. Student staff must have and maintain a 2.0 quarterly and cumulative GPA.
  • Complete Human Resource’s Required Trainings including but not limited to FERPA, Treating People with Dignity and Respect, Title IX, Clery Reporting, sexual assault response, and mental health challenges.
  • A consistent and reliable ability to be timely to all meetings and meet all deadlines as measured through the student staff accountability process.
  • Some physical activity including bending, lifting, twisting, and climbing stairs is required to properly complete responsibilities. In accordance with the Americans with Disability Act, reasonable accommodations can be provided after a staff member completes the request through Human Resources and/or Disability Services.

Preferred Requirements

  • Availability for the duration of duty during Thanksgiving Break, Winter Break, and Spring Break.
  • Have lived in a Central Washington University residence hall for at least 3 quarters at time of hire.
  • Must be able to commit to a full academic year in the position.

  • Summer Student Staff Training: Mid-June to Mid-July
  • Fall Student Staff Training - early Sept. 2024
  • Fall Break - Nov. 27-30, 2024
  • Winter Break - Dec. 14, 2024 - Jan. 5, 2025
  • Spring Break - March 24-30, 2025
  • All Staff Meetings - First Friday of each Month, 3-5 PM
  • Staff Meetings/1-1 Times - TBD by Supervisor
